TERMS & CONDITIONS FOR NEW BOOKINGS
A refundable security deposit is required for all new licence agreements.
Only booking contracts received with the correct booking deposit and completed in full will be processed.
Cancellations –
First year applicants must notify us in writing by email to marketing@brookfieldhall.com no later than 08/09/22 after the First Round Offers are made if they wish to cancel their booking. €300.00 of the booking fee will be returned. Cancellation after this date will result in total loss of the booking fee
All other applicants for the first semester must notify us in writing by email to marketing@brookfieldhall.com no later than 18/07/22. €300.00 of the booking fee will be returned. Cancellation after this date will result in total loss of the booking fee.
We do not accept cancellations over the phone, they must be done in writing in order to be eligible for the refund.
For those applying for the second semester the final date to be eligible for a refund upon cancellation is 03/1/23.
Any new bookings made after the final cancellation dates are not eligible for any refund.
A booking will only be fully confirmed upon receipt of the total or initial licence fee payment. Your room is held until the licence fee payment falls due. If you do not forward your first or full licence fee payment on the date specified on the pricing section of the website you risk losing your place to an applicant on our waiting list.
Access to the apartment will not be granted until full or initial licence fee payment has been received.
TERMS & CONDITIONS FOR RESIDENTS
Residency agreements are made on a “Full Contract Basis” – all licence fee payments are non-refundable.
All utilities are paid in advance. The Electricity Deposit is offset against the cost of heating, power and lighting This equates to €15 per week per person. In the event that the costs are higher the overrun will be deducted from the booking deposit.
If, on commencement of the tenancy, the tenant finds substantial faults in his/her apartment, it is the tenant’s responsibility to inform the landlord of such, in order to avoid liability for those faults.
The tenant will be liable for any damages caused to the apartment during the course of his/her tenancy. It is expected that the apartment will be vacated in a clean, orderly state. Brookfield Hall reserves the right to levy extra cleaning charges if this is not the case
Deposits will be returned to the banking details provided by the resident upon departure within eight weeks after semester/academic year end. Please note that it is the tenant’s responsibility to inform the main office of his/her departure, and to complete the necessary forms; failure to do so will result in delays when processing refunds.
Any resident moving out before the end of their contract will forfeit all deposit and licence fee payments. They are also liable for any outstanding payments due under their licence agreement.
Security deposits will be retained if the tenant is in breach of any clause of the tenancy agreement.
During the course of his/her tenancy, it is the tenant’s responsibility to immediately report any maintenance issues to the main office of Brookfield Hall. This must be done through the relevant section of our website.
Rent is normally due for the full term of the lease on or prior to arrival at Brookfield Hall. An option to pay in installments is also available if, and only if, the tenant provides a completed direct debit form to which the installments will be automatically applied. In the case of payment in installments, the first installment is due on or prior to arrival at Brookfield Hall. Please note that it is the tenant’s responsibility to keep his/her account clear and current at all times.
Serious anti-social behaviour which endangers the safety of fellow residents on site may result in a fine or immediate eviction. This remains at the discretion of Management.
